Holiday Let Terms & Conditions – Border Cottage

These Holiday Let Terms & Conditions apply to all bookings made for short-term holiday accommodation at Border Cottage (“the Property”). By confirming a booking, the lead guest (“you”) agrees to these Terms & Conditions on behalf of all members of the booking party.

Booking & Payment Terms

A booking for our holiday accommodation is confirmed once payment has been received and written confirmation has been issued. Full payment must be made by the date specified at the time of booking. Failure to make payment may result in cancellation without refund.

Use of the Holiday Property

The Property is provided for holiday and short-term accommodation purposes only and must not be used as a main or primary residence. Only the number of guests stated at the time of booking may occupy the Property. Subletting, assignment, or use by unauthorised guests is not permitted.

Check-In & Check-Out Times

Check-in is from 3:00pm on the day of arrival and check-out is by 11:00am on the day of departure, unless otherwise agreed in writing in advance.

Early arrivals or late departures without prior agreement may result in additional charges.

Security Deposit

A security deposit may be required prior to arrival. This will be returned within a reasonable period after departure, subject to inspection and deductions for damage, missing items, excessive cleaning, or breaches of these holiday let Terms & Conditions.

Guest Responsibilities

Guests staying at the Property agree to:

  • Take reasonable care of the holiday accommodation and its contents

  • Leave the Property in a clean and tidy condition

  • Report any damage, faults, or maintenance issues promptly

  • Respect neighbours and the local community

  • Avoid excessive noise or disruptive behaviour

Damage, Loss & Breakages

Any damage, loss, or breakages must be reported as soon as possible. The cost of repair or replacement may be deducted from the security deposit or charged separately where necessary.

Pets Policy

Pets are only permitted where expressly agreed in advance. Additional charges or conditions may apply. Unauthorised pets may result in additional cleaning charges.

Smoking Policy

Smoking and vaping are not permitted inside the holiday accommodation. Evidence of smoking may result in additional cleaning or damage charges.

Cancellation Policy

Cancellation terms will be provided at the time of booking. Refunds, where applicable, are subject to these terms. We strongly recommend purchasing suitable travel insurance to cover your stay.

Owner Cancellation

In the unlikely event the Property becomes unavailable, we reserve the right to cancel the booking. A full refund will be issued, and liability shall be limited to the amount paid.

Liability

We accept no responsibility for loss, damage, or injury to guests or their personal belongings during their stay, except where required by law.

Force Majeure

We are not liable for cancellations or disruptions caused by events beyond our reasonable control, including severe weather, natural disasters, government restrictions, or utility failures.

Governing Law

These Terms & Conditions are governed by the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the English courts.
